Ceiling repair after a leak

A water mark on the ceiling is the visible part of a problem. Before plaster repairs begin, the leak needs to be stopped and the affected area allowed to dry sufficiently.

Stop the source and make the area safe

If water is still coming through, deal with the source first. That may mean contacting a plumber, roofer or the building manager, depending on where the leak is coming from. Keep people away from a ceiling that is bulging, loose or shedding material, and follow appropriate safety advice before touching electrical fittings.

A plaster repair cannot fix an active leak. Covering a wet patch may hide the warning sign while moisture continues to affect the ceiling or the structure above it. Once the source has been repaired, the area needs time to dry and the extent of the damage can be assessed more clearly.

Check the ceiling before closing it up

Water can affect paint, plaster skim, backing plaster and plasterboard differently. A stain alone does not show whether the surface is sound. The ceiling should be checked for softness, loose material, cracking and any change in shape. The repair plan depends on the affected area and whether the existing surface is still firmly attached.

If the leak came from a flat above, a roof or a pipe, keep any information about the repair and drying period. Where there is continuing damp, mould or a musty smell, the cause needs attention before new plaster or paint is applied.

Repair, skim and decorate in the right order

Once the area is dry enough and the cause has been dealt with, a repair may involve removing loose plaster, patching, replacing damaged board or skimming the surrounding surface. The method is chosen after seeing the ceiling. A small patch can still need preparation beyond the visible stain to leave a sound edge and even finish.

Painting follows when the repaired plaster is ready and the surface has been prepared. A stain-blocking primer may be appropriate after the source is fixed and the background is dry, but paint should not be used to conceal ongoing moisture. The whole ceiling may need decorating to leave a consistent appearance.

Arranging a ceiling visit

Ceiling repairs after a leak are common in homes and flats around Croydon, Streatham, Norbury and Upper Norwood. When contacting Nova Coat & Plaster, include the postcode, a wide photograph of the ceiling and close images of any cracks, soft areas or staining. Mention whether the leak has stopped and what repair has already been carried out.

A free quote follows an in-person visit, once the condition and scope can be checked. Plaster repairs and decorating can be discussed together, with drying and any remaining work by another trade allowed for in the plan.
